How to Pay Off a Rental Debt and Get Approved for an Apartment in Austin

If you have a rental debt on your record, you are not alone. Many renters in Austin, Round Rock, Pflugerville, Georgetown, Hutto, Cedar Park, and Leander struggle with past balances that make it difficult to get approved for a new apartment. The good news is that there are ways to pay off your rental debt and rebuild your rental history.
Whether you are trying to clear up a balance from an old lease or prepare to rent again, here is what you need to know.

What Is a Rental Debt?

A rental debt usually happens when you owe money to a former apartment complex or landlord. This may include:
  • Unpaid rent
  • Damages
  • Early termination fees
  • Court costs or judgments
Rental debt can show up on background checks, credit reports, or collections records. In the Austin area and surrounding cities, most apartment communities will not approve an application if the debt is:
  • Less than 3 years old, and
  • Greater than $1,500
This is much stricter than in many other parts of the country, which is why paying off rental debts is strongly recommended if you plan to rent in Central Texas.

Step 1: Find Out What You Owe

Start by requesting a copy of your rental history report or running your credit report. You can also call the old apartment complex directly and ask:
  • What is the total amount owed?
  • What is the name of the collection agency (if applicable)?
  • Will they provide a debt settlement or payment plan?
If the complex is no longer operating, the debt may have been sold to a collection agency.

Step 2: Negotiate a Settlement

Once you confirm the debt amount, you can either pay the amount owed in full or ask if they are willing to:

  • Accept a reduced lump-sum payment
  • Provide written confirmation that the debt will be marked paid in full upon completion ($0 in owed balance)

  • Important: Always request a written agreement before paying. Keep receipts of all payments made.

Step 3: Request a Letter of Satisfaction

Once the debt is paid in full or settled (the agreed-upon amount paid in full), ask for a Letter of Satisfaction or Receipt of Payment. This is important if you need to prove that the balance has been resolved to a future property manager or locator.

You should also request the debt be marked as "paid" on your credit report, if applicable.

Step 4: Work With an Apartment Locator Who Can Guide You

Even after paying a rental debt, some properties may still deny your application. That is why it helps to work with a local apartment locator who understands:
  • Which properties will consider recent debts if they are paid in full
  • How to present your rental history honestly
  • What options are available in Austin and surrounding areas
